OBJECTIVE:
The Assistant Project Superintendent is responsible for assisting the Project Superintendent with daily on site planning and scheduling, resource allocation, project accounting, communication, and control, while providing technical direction and ensuring compliance with quality standards on one or more projects.
ESSENTIAL FUNCTIONS:
- Maintains weekly construction schedule, identifies and solves problems
- Orders materials and schedules inspections as necessary throughout the process
- Work in partnership with Superintendent and PM to maintain an updated and accurate project schedule that reflects the changes in project status and that meets the cost and time requirements of the project
- Coordinates and supervises all construction activities, maintains an organized job site, including the construction office.
- Develops comprehensive understanding of project strategy and commitments including financial goals, scheduling, logistics, phasing, milestones, inspections.
- Identifies, troubleshoots and resolves problems on projects before they become major issues.
- Verifies with Office Manager that all Subcontractors have proper licenses, insurance information, up to date Labor and Industries payments and financial capabilities to complete their work.
- Prepares and sends weekly project updates to the owner(s), project manager, and president.
- Maintains positive relationships with customers, contractors, suppliers and other employees.
- Communicates with Claris personnel and sub-contractors to ensure they understand the work, the planned approach and any problem areas (with a back-up plan).
- Reports to the Superintendent on a daily basis, especially when there are any occurrences that can affect the successful completion of the project.
- Promotes positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors instilling this philosophy in project team at all times.
OBJECTIVE:
The Assistant Project Manager, or Project Engineer, is to assist the project manager in the project planning and scheduling, resource allocation, project accounting, communication, and control, as well as ensuring compliance with quality standards.
ESSENTIAL FUNCTIONS:
BUDGET / ESTIMATING / INVOICING:
- Review and updates project estimate pricing.
- Complete timely and thorough buy-out procedures with an emphasis on completing all buy-out under budget with owner or owner’s representative that has the authority to sign off on the completion of the project.
- Prepare list of Subcontractors and/or Suppliers for quotation.
- Prepare quantity take-off sheets.
- Prepare and update the project schedule with the PM and Superintendent prior to the start of the project and periodically thereafter.
- Monitor the job progress for compliance with the project plan and schedule.
- Facilitate the coordination efforts of all parties involved in the project, which include the architects, consultants, contractors, and sub-contractors.
- Prepare meeting agenda and record meeting minutes as required.
- Ensure the project is completed in conformance with the signed contract, subcontracts, purchase agreements, plans, specifications and changes.
- Schedule and attend preconstruction, weekly project meetings and post construction meetings.
- Communicate effectively with the subcontractors responsible for completing various phases of the project.
- Complete contract to subcontractor/vendor and ensures that signed contract is received prior to any major work activities taking place.
OBJECTIVE:
The Junior Engineer - MEP is responsible for creation and management of all electrical and mechanical engineered design documents and assisting the project management team during construction. General duties include MEP engineering, project management, engineering design, design coordination, and collaborating with the construction team.
The Junior Engineer reports to the Director of Architecture and Engineering Design.
SAFETY:

- Assist in the engineering design process for multiple projects simultaneously. Projects may be at various stages of design and/or construction.
- Assist the Engineer in maintaining the engineer design schedule once established.
- Communicate effectively with any subcontractors assisting in design and/or responsible for completing various phases of a project.
- Assist with engineering related correspondence required with the Owner during the design phase of project. Coordinate with the Project Architect, Project Executive and/or Project Manager as required.
- Assist the Lead Engineer in verifying and maintaining the latest current Engineering drawings on Procore and distribute to project team. Coordinate with Project Architect and construction project management team as required.
- Ensure all project engineered design documents are coordinated and complete.
- Coordinate with the estimator as required to ensure design complies with budget assumptions.
OBJECTIVE:
The Project Architect is responsible to manage the project design process and assist the project management team during construction. General duties include architectural project management, architectural design, design coordination, and construction administration. The Project Architect should provide technical direction and ensure compliance with applicable building codes, quality
standards, budget restraints and constructability. The Project Architect reports to the Director of Architecture and Engineering Design.
DUTIES:

operational needs, wants, preferences, and culture.
3. Manage the design process for multiple projects simultaneously. Projects

4. Assist in creation of a pre-construction/design schedule for each project.
Maintain and update the project design schedule once established.
5. Assemble and thoroughly coordinate the design team for each project
including all required 3rd party consultants, engineers, in-house personnel,
etc. Develop and maintain objectives/goals/deadlines for each. Hold
regular design meetings with the design team as required throughout the
process.
6. Communicate effectively with any subcontractors assisting in design and
responsible for completing various phases of the project.
7. Responsible for correspondence required with Owner during design phase of
project. Coordinate with Project Executive and Project Manager as
required.
8. Ensure all project design documents are coordinated and complete.
9. Coordinate with estimator as required to ensure design complies with
budget assumptions.
10.Ensure the project is completed in conformance with the project
programming, scope, budget, signed contract, subcontracts, purchase
agreements and code requirements.
11.Elevate any design related issues to the appropriate parties (in-house
supervisor, construction project manager/superintendent, client, etc.)
12.Verify and maintain the latest current drawings on Procore and distribute to
project team. Coordinate with construction project management team.
ARCHITECTURAL DESIGN:
13.Prepare conceptual architectural design documents as required.
14.Prepare construction design documents in Revit, unless otherwise noted.
15.Acquire thorough knowledge of project program, requirements, plans,
specifications and project conditions.
16.Initiate, maintain, and adhere to the Claris PROJECT DESIGN CHECKLIST in the
preparation of construction design documents including but not limited to:
a. Sheet set up, Red-line revisions, CAD standards implementation.
b. Field Surveying, Dimensional and conditional.
c. Functional Design, Programming, Budgetary and Aesthetic concerns.
d. Zoning analysis, Building Code Review, etc.
e. Systems/materials specification selection and implementation.
f. Quality Control – cross discipline check sets, permit, and construction
sets.
g. Coordinate details; meeting of dissimilar materials, material
thicknesses, finishes, etc.
17.Prepare envelope/energy COMCheck analysis/reports.
18.Check all work before releasing/publishing design documents.
19.Coordinate design impact of Owner furnished items with Owner and project
management team.
CONSTRUCTION ADMINISTRATION:
20.Schedule and attend pre-construction, weekly construction project meetings
and post construction meetings as needed. Include periodic job site visits on
a regular basis to:
a. Inspect for installation compliance with design and code
a. Understand how the pieces come together in real world applications.
b. Work with PMs and supers to resolve design issues and conflicts
c. Incorporate field best practice standards.
21.Conduct submittal / shop drawing reviews throughout project as required.
Coordinate with engineers, consultants, and project management team for
thorough review. Recognize cross-discipline coordination requirements.
22.Manage and respond to design related RFIs throughout the project.
response – appropriate type and tone, recognize broader implication /
coordination issues.
23.Manage field changes and revisions to the construction and as-built sets.
24.Assist in preparing the project close out manual and plans for the owner and
review final product with owner or owner’s rep. as required.
25.Coordinate with construction personnel regarding construction practices,
techniques, strategies, and procedures to further refine the design process
and eliminate errors.
OTHER:
26.Conduct peer review of other project design documents before publishing
for permit or construction.
27.Actively participate in all company-wide training and development
initiatives, also work with and mentor assistant project managers, architects,
and superintendents.
28.Set up / attend product specific webinars / lunch and learns, site
demonstrations, etc.
OBJECTIVE:
The Senior Estimator will communicate regularly with the Project Management team to budget and estimate project costs accurately. The Senior Estimator will also maintain consistent communication with clients, subcontractors, and suppliers to ensure the proper project timeline and scheduling in order to assemble accurate and well-organized estimates and proposals in a timely manner for Lump Sum, Design-Build, and Construction/Project Management formatted projects.

The project manager is responsible to lead the project planning and scheduling, resource allocation, project accounting, communication, and control, while providing technical direction and ensuring compliance with quality standards on one or more projects.DUTIES
SAFETY- Promotes job site safety, encourages safe work practices and rectifies job site hazards immediately.
- Ensures all company employees and contractors are adhering to the company safety policy.
- Completes periodic job site safety inspections and provide copy to superintendent for follow up on safety violations. Supports superintendent in compliance with company safety plan.
- Ensures that all Safety and Health Standards are posted on the jobsites.
BUDGET / ESTIMATING / INVOICING
- Reviews and updates project estimate pricing.
- Completes timely and thorough buy-out procedures with an emphasis on completing all buy- out under budget with owner or owner’s representative that has the authority to sign off on the completion of the project.
- Prepares list of Subcontractors and/or Suppliers for quotation.
- Prepares quantity take-off sheets.
- Prepares detailed scope of works for each trade and review with superintendent to ensure that all scope items are detailed and included in proposal
- Project’s accounting functions including managing the budget, tracking project expenses and minimizing exposure and risk in the project.
- Ensures that all required administrative and field paperwork is completed weekly, including the review and approval of all invoices.
- Responsible for coordinating Owner billings with accounting and tracking payments from Owners. Complete all payment application to Owners by the 5th of the following month
- Processes change orders and ensure Superintendents have all information for implementation.
- Responsible for reporting monthly job cost projections by the 25th of each month.
- Prepares project estimates for major tenant improvements and major project revisions.
SCHEDULE
- Prepares the project schedule with the Superintendent prior to the start of the project to ensure that both the field personnel and office staff are working together toward the same common goal.
- Monitors the job progress for compliance with the project plan and schedule. Provides monthly updates on the 15th of each month for review by President.
- Coordinate Owner furnished items for project impact and deliveries relative to project schedule.
- Communicate and coordinate with Owner due dates for Utility services relative to start up of equipment.
- Coordinates the submittal process by checking all items for compliance with the project plans and specifications.
- Creates and update a detailed submittal log ensuring that all submittals are received and reviewed by all parties involved with the project.
COORDINATION / COMMUNICATON
- Create the teams, develop the objectives/goals of each and assign individual responsibilities. Responsible for directing the project Superintendents.
- Co-ordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, and sub-contractors.
- Oversees the construction project from start to finish and monitors the progress of the construction activities on a regular basis. Holds regular status meetings with all the sub- teams.
- Ensures the project is completed in conformance with the signed contract, subcontracts, purchase agreements, plans, specifications and changes.

SUBCONTRACTORS

- Evaluates performance of Subcontractors/Suppliers. Upon completion of project provide overview of which subcontractors/suppliers surpassed expectations and which fell below expectations.

- Coordinates with construction personnel regarding construction practices, techniques, strategies, and procedures.

- Responsible for erecting job sign as soon as possible at the job site. Sign should be highly visible, clean, plumb, level, posts painted white.
- Coordinates and supervises all construction activities, maintains an organized job site, including the construction office.
- Oversees all daily field operations to ensure proper site safety, construction, progress, quality control and a clean site.
- Directs all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specs.
- Develops comprehensive understanding of project strategy and commitments including financial goals, scheduling, logistics, phasing, milestones, inspections.

PROJECT CLOSE OUT
- Prepares, schedules and supervises completion of a final punch list. Complete the punch list immediately, while construction is still ongoing if possible.
- Maintains and reviews punch list process to ensure all are addressed and executed in a timely manner
- Assists in preparing the project close out manual and plans for the owner and reviews final product with owner or owner’s rep.
